Thanks for the clarification - just a weekly lawn cutting, etc. Am interested in getting mulch put down as well...

Ask your neighbors who have good looking lawns. Better yet, ask the current owner if it's in good shape now.

Sorry, we're in Regency where our yard work and lawns are included in our HOA. (Landscape designers I could have helped with)

Regency single family homes (very nice and expensive) include yard and lawn maintainence as part of HOA fees? wow that's a first. How much are the HOA fees if you don't mind sharing.

Expensive is a perspective. Recent resales are going anywhere from $325K to $480K - Both the low and the high are extremes. Average resale is probably $380K to $420K.

Regency ONLY has single family homes, and only the ranch home area (Durham county area) includes lawn maintenance, shrub trimming, mulching, etc. HOA fees are $585/quarter ($190/month).

Keep in mind that this section of Regency at BCCC was marketed/developed towards a mature adult clientele. While it is not age restricted, the vast majority of residents are over 50. ALL Del Webb communites and many 55+ communities have included lawn maintenance, so it's certainly not "a first." And townhouse communities often have this included in HOA fees (this is true of the townhouses in BCCC).

hahaha I feel foolish. I thought you were referring to Regency at Rennaisance in south cary, the million dollar homes. Never mind!
