I have searched extensively on this forum and read all the good and bad posted on Cameron Pond...it seems like most of the negative was around uncertainty and not knowing how the rest of the neighborhood would fill up (or where 540 would go, on the older posts) or how the lawsuit would impact values.

Since I don't see much in the last couple years, I wondered if anyone had any updates on things like buffer, lawsuit, etc.

The neighborhood is essentially completed - there are just a couple of lots remaining and a few inventory homes. I think its safe to say that while the standards may have dropped from the original "all high-end custom" theme, the homes being built in the final phases are still very nice (and in many cases, custom and high end).

So with the uncertainty about 540's location gone, the lawsuit resolved (I assume it must be by now?) the empty lots spoken for, and enough time elapsed to see plenty of resales move through the market and property values impacted (or not) by the outside factors. What's the prevailing opinion on the neighborhood?

We are considering moving there and really like it, but I would like to hear other opinions about it.

Prevailing opinion? Dunno.

Mine?

Avoid houses near 540
The rusty, high-tension poles are ugly
The pool is really small for such a huge neighborhood (Weycroft also has pool privileges there)
That used car lot across the street has GOT to be full of snakes
The far side away from the highway looks pretty decent.

I know someone who lives there and is happy with the neighborhood. Lots of kids, I agree, don't back to the highway. I was there for Halloween and families were gathered having small parties in the cul de saks while kids came and trick or treated. Seemed very friendly!

Thanks for the replies - the homes we are considering are on the far side from 540...can't hear any road noise from them thankfully, though we know people who live closer to the 540 side and they swear it doesn't bother them.

How would you compare this neighborhood to the ones currently building, like Sedgefield, Bellewood Manor, Saxonbury, Braemore, etc?

Some of the available homes are Terramor, which I understand is custom in perhaps a loose definition of the term, as well as Wardson, who I hear great things about. The Wardson homes are priced not insignificantly higher than the Terramor options.

We looked extensively at Weycroft, Southbridge, Wrenhurst, and even as far south as Green Level Crossing, and couldn't find anything we loved.

Our price range is 600-800 and we strongly prefer a finished basement (or an unfinished basement that we would finish)

Seems like the outlook/feeling on Cameron Pond is pretty positive for families and a neighborhood feel...yeah, I understand that the pool isn't Amberly, but at the same time, the pool is a heck of a lot better than Sedgefield, Braemore, or Bellewood Manor's!

You should consider how busy the road might get one day behind those Terramor houses. Also, whether you care about the very short driveways and 2-car garages.

I do like that Wardson home for sale. It's almost the same floor plan as ours.

That said, I like the idea of Bellewood Manor, but I'm not sure I'd like living there if they never put in a stoplight af that intersection.

Sedgefield is in a slightly more central location.

Braemore? No way I'd pay Ashton Woods that much money to live in clear-cut people boxes.

Saxonbury? Nah.
