Just curious what others in Wake/Durham County HOA fees are and what you receive for them?

Mine for Town House:

$110/month

Lawn/yard maintenance, yearly gutter cleaning, yearly termite inspection, power-washing, roof, shutters (anything exterior). No pool, gym or other amenities.

Large swimming pool, clubhouse, tennis courts, playground(s), greenways, entry signs & landscaping. I'm responsible for everything on my own property.

$40/month with a small pool, clubhouse and kids park that can house a play set.
It might go up once the builder is done.

Single family home in Durham. $47/month and that gets

  • Swimming pool
  • Clubhouse
  • Fitness center
  • Volleyball court
  • Tennis courts
  • Horseshoe pit
  • Lake (catch and release only, small boats without motors allowed)
  • Playground
  • Nature Trail
  • Entry signs, monument signs, and landscaping of sidewalk areas
I'm responsible for everything else on my property.

Townhouse (one property we own): 195 a month. Same stuff you get. No amenities. This is an average. There are 2 HOAs for this property because it's in a PUD that has SFHs and TH properties.

SFH (where we live now): 825 a year (I think, might be 845). No amenities, standard lawn stuff for common areas. This is a smallish neighborhood with a lot of common areas, so we are dividing that by less houses, hence the higher dues.


Town house neighborhoods cost much more, but I've always felt like I'd mind the TH HOA prices less if there were amenities like a pool.

I was in a TH complex today.

$190/month. They have ACRES of private streets and parking lots to maintain. And plenty of trees.
That stuff is very expensive.

Condo in downtown Raleigh - $250.

Includes exterior maintenance (parking lot, walkways, etc) and interior upkeep and maintenance (hallways, stairwells, dryer vent cleaning, etc) but not really anything else. We do have quite the healthy reserve though and are able to keep a good schedule on preventative maintenance. No amenities (pool, gym, etc) and no real common areas except the halls and stairs and no outdoor areas besides the parking lot.

Lol @ the exclamation that townhome dues are expensive...

No HOA. No common areas. No pool. Everybody takes care of their own yard and house.
