We're seeing ranch homes with second level bonus room options that provide more space in a smaller footprint.

I had a floorplan like that - really liked it. Not in a 55+ community, but was purchased by an older couple. Sold in a matter of hours!

Go to redfin.com. It's the best real estate website I've seen. You can filter for "sold" in a certain time period (such as last month, six months, etc) and see what the houses sold for and for how much per square foot. You can also view the "under contract" houses to see if they are similarly priced as yours and how long they've been on the market.

Last time I visited the Biltmore House, I decided I wouldn't want to list it...no granite, no hardwood, no stainless appliances!!!

I think the reference wasn't to a 2nd floor master in a ranch but in a two story, which is preferred?

Depends. People with babies and small kids generally prefer Master up. People with older kids vary or may not care. People who are older and/or cannot regularly walk up stairs usually prefer Master down.

I think Master down when building a new home is probably the safest choice.
