Appreciate any feedback you all can provide on Mungo homes and the new phase of Holly Pointe off of Avent Ferry. The homes were a decent size, however, I haven't heard much about the reputation of the builder in our area. Also not sure about the HWY 55 bottleneck that occurs every afternoon @ 5pm coming from 540. We have lived in Apex for the last 10 years with a growing family, however, the new home construction around here appears to now be priced out of our budget of $450k for minimum sq ft of 3500. Any information you have on the new pool they indicate is coming in 2016 is also appreciated.

Mungo has a good rep. The traffic concern you have is very real though. There are atleast 3 more new subdivisions going up down Avent Ferry past Holly Pointe in the next year or so, which are just going to keep adding to the problem... not to mention the fifteen or so more subdivisions going up in Fuquay.
That said, the further down 55 you go, the more you will get for your money. Many of the new neighborhoods would fit your bill.

I showed the two new Mungo Homes neighborhoods last week. The one you are asking about in Holly Springs and they have a similar neighborhood in Fuquay. There is about a $40,000 difference, with FV being less expensive. BUT...the standard features are also different. For example, in HS, you get fiber cement siding and in FV, you get vinyl.
I have clients that purchased a Mungo Homes townhome in Renaissance Park years ago and they are very happy with it.

The traffic problem is real and getting worse. Keep in mind there is a new development on Avent Ferry right off the bypass (Morgan Park, I believe), plus the Town Council approved a Sheetz on the corner. Further down there is no shortage of developments and pretty soon Avent Ferry is going to be horrible. The only solution I see is for Avent Ferry to be four lanes all the way to New Hill Holleman Road, but our Town Council moves at a snail's pace. Look how long they've been TALKING about the Main Street extension.
I love Holly Springs but our planning departmant rubber stamps everything. Why is a Sheetz on Avent Ferry and not the bypass? Why doesn't Morgan Park have an entrance on the bypass? Why do you have to go down Avent Ferry (or Ralph Stevens Rd) to get to Harris Teeter? We have this superstreet (the bypass) designed to handle traffic but the planning department doesn't use it's authority to require builders to be smart about entrances/exits.
55 bypass is a parking lot from about 4:30 through 6:30.

Mungo is in Holly Pointe (Holly Springs), and Avalon Springs, Southview Pointe, Ashford Commons (FV). These are for the most part larger (2.5-4,000sqf) houses on smallish lots (.2 - .4 acre).
Farther east of FV is another Mungo (formerly Orleans) development called Blalock Forest - smaller (2-3,000sqf) houses on bigger wooded lots (approx. 1 acre). There are still over 30 lots available, where you can spec the model and trim-out start-to-finish. This way, you can also keep an eagle-eye on the individual contractor workmanship and sick Mungo on 'em when necessary. This location is better if your work / destinations are FV, Garner, or downtown Raleigh.
Mungo is financially solvent, able to make money in this price range, and willing to correct issues that invariably come up in new construction.

Thanks everyone for all the great feedback. I appreciate everyone taking the time to help guide us with our next steps. We are now looking at 12 Oaks as an alternate to see if it's worth the investment.
