I guess the first problem is the builder - KB Homes. Not very well liked here.

Default small lots...

I would buy in Windcrest if I didn't mind a really small yard, but we have three dogs so it would NOT work for us!

You get a lot of square footage, it's in a convenient location, and it backs up to the new part of Sunset Ridge.

Not a particularly well maintained neighborhood (in terms of homeowner maintenance).

It actually is one of the best subdivisions, comparing to some others in the area. Being so close to Sunset Ridge is a plus point for this subdivisions. Prices have gone really up since we bought a house there early 2007, so it is appreciating. KB gives you a good quality home at much cheaper price. Holly Springs is cheaper than some other cities b/c it is still developing.

I sold two homes in Windcrest, built by KB Homes. Both were pre sales. One of my clients told me that the house right beside hers went up for sale and it was the same model with about the same upgrades and it was quite a bit more. Only time will tell what it actually sells for!

KB used to start a neighborhood off with low pricing and then as 5 to 10 houses sold, they'd raise the price. By the time the neighborhood was completed, the prices were quite a bit higher. When they built Twin Lakes...they didn't do that and it hurt them in the long run because they then had to lower prices quite a bit.

I live in Windcrest and the houses were less expensive. The yards are very small. The houses aren't any worse than any of the others who are building new homes in the area. The issue of people not maintaining lawns is not true for the whole sub ( there are about 400 houses) but some streets are worse.
The other issue is that the builder promised when we bought that they were not selling houses to investors. Not true, tlhere are quite a few houses that were bought for rentals. The rentals are an issue because the landlords don't care about there lawns.
Also we are on our second managment company who I believe should handle the issue of rentals and maintanence better.

Money talks, they cannot refuse to sell to soemone if they have the financing in order. builders will tell you anything to keep you from buying up the street a bit.
