My family and I are moving back this July after a 20-year absence.
We want to rent a 3+ bedroom home (ideally a house) in Chapel Hill or Carrboro. I see many listings for what we want (~1500/mo), but I don't know whether I should be pursuing these places months in advance.
We currently live in one of the most competitive housing markets in the country (in California), and there's typically a ridiculous amount of applicants for a given rental. Is CH/C at all similar?
If we do an airbnb for a month, is it reasonable to expect we'd be able to find something permanent before the month is out? Or would it be better if I flew out there early and tried to secure something a couple of months in advance?
The rental market is tied to the University schedule. A lot of rentals come on the market in April and May, some get sublet over the summer and then and most are rented in August.
We did, yes, in the early 90s. I know it's grown a LOT since then, and I know that the rental market is tied to the university schedule. It's just that we were nearly burned here in San Luis Obispo, California, a few years ago when we rented a sublet for a month and had a very difficult time finding a permanent place before the elementary school year began (for our daughter). I'm looking to minimize such risk this time around.
Well, I guess it might be similar. It just really depends on what time of year you're moving. If you're moving in July/August it will be very competitive. If you're moving in Oct/Nov not as much.

Our experience 4 years ago was that if it's priced well, it moves quickly. We looked for a townhouse in the off-season - October. Looked on a Tuesday. Called back on a Thursday and it was already rented. So I think if you see something you like you just need to jump on it. Don't wait. My friend rented out her house and the first family that came to look at it rented it. I think that was in May for a July rental.
I don't know if ~1500 is average, but if you look at Craigslist or chapelhillrent.com you'll see a good amount of rentals in that range. Can't speak to utility prices, though.
Can anyone recommend a property management firm that was easy to work with, reasonable price to prequalify, has lots.of leads?
