I am looking for a custom home builder to build a 1500 -1700 SF ranch in the HS/FV area. I have the plan, but still need a lot which might come through the builder or a realtor. I need someone with experience & references. Does anyone know of someone to recommend?

Thanks for any help you can give me.

It is going to be a challenge to find a lot in either of those communities that is not part of an HOA neighborhood and still in a place that you might want your home to be. There are not a lot of infill single lots in those areas.
You might have better luck looking at established neighborhoods under construction and seeing if one of the builders already operating in that location would be willing to build your plan on one of their lots. Of course the developer would have to OK this path as well, and they may not really be motivated to do so given how briskly new construction is selling.
Your square footage is also on the low end of what most builders really look to build. What is so specific about this plan?

Thank you, Funky Chicken. The reasons you stated for a new home builder not wanting to build in an HOA neighborhood are right on. That's why I'm looking to find a lot & build outside the normal setting of a development. There is nothing unusual or outrageous about the house plan. Perfectly normal. I like the layout. Yes, it is small for many builders to mess with. I am ready to downsize and builders are not building small home communities. I am trying to find one good builder who would take this project on.

My next step would be determining if there is a lot that will meet your needs/wants/budget. If you found a builder today who agreed to do what you want, you need a place to put it. The builder will also need to see the lot to make a determination about utilities/access/land clearing/drainage and a bunch of other factors that will affect pricing.

Thank you for your responses.

It has been my experience that builders often have lots available for building. I have only done precursory searches on the internet because of that. Some only want to build on their land, to build in extra profit, I'm sure. So, I'm not sure having a lot before hand is what I should do. Any more thoughts on this?

Land will do me no good if I can't find a builder to built a small house. Then the builder would have to be willing to build on it, rather than his own lot. I think I need a builder first. I hope there are some custom builders willing to take on such a project.

While considering the builder interview process, you need to simultaneously explore the land market enough to know that you can get an agreeable lot. I think one of the first questions a builder will have is, "Do you have a lot?"


You will have no problem finding a builder who will build for you. Be ready to pay significantly more for a custom builder small house over a production builder product. You just need to be ready to make it worth their while.
And that point will be moot if you then find that a decent lot is elusive, or too expensive.

What you seem not to realize movininnc, is that in this area it is rare for small builders to have lots for sale. A developer will divide a property into 2 to 19 lots, then sell off the lots. The lots will have certain restrictions, but usually no HOA. Buyers will obtain their own builders. If there are more than 20 lots there will be an HOA and a small number of builders will be allowed to build in this planned development. So, you can find a builder and ask him if he knows of any properties to build on, or you can find your own lot and then go look for a builder. Or you can find a lot with an old house or trailer on it which you can tear down.
