I was told that open houses aren't great for attracting a buyer for the particular property being shown. If anything, they are better at attracting clients for the agent hosting the open house. After sitting in many an empty open house (in a hot market), I tend to agree.

Do what you can to present your house in the best light possible. Then try to be patient. I know easier said than done.

IMO the same for magazine ads...by the time the print comes out (usually 30-50 days) the homes could be sold or expired etc......, but it attracts buyers to the agents. I firmly believe the internet is where to expose a listing...IT IS REAL TIME advertising.
