miketheile, My family and I are building with Calatlantic. I have to say they have been great. I had alot of question's and they answered them all. so far everyone I have dealt with have been great. good luck to you. Karyn
Bad experience with StanPac - poor quality and workmanship. No consistency on how they handle warranties. Still have open issues not resolved from the initial warranty and it's been 3 years. Maybe the merger with Ryland will improve this??
I've always had good experience with StanPac. Love their arches and some of the other details they do. As a production builder, I always felt like they were a good buy.
islander03...have you let your agent know you are having issues? I always tell my buyers that if they can't get their issues resolved, to please let ME know. Sometimes a phone call from an agent will get the issue resolved. After all, who wants that agent to go back to her office and send out an email that alerts THOUSANDS OF AGENTS to the issues with that builder?!!

We had a punchlist when we closed which took them at least a year or longer to get to. The remaining issues are really items that were "fixed" (more like band-aids) and then the same problem re-occurs. Or they fix a problem and it just gets worst. Many homeowners in our community are in the same boat. They're just building houses too fast at the expense of poor quality, and warranty guys can't keep up. Their sub-contractors do poor job to start with.
We bought from StanPac because of the location, floorplan, and good price 3 years ago. So, it was a trade-off with going with a tract builder. I wouldn't pay for what our house is worth now...
So, I've just recently noticed that CalAtlantic has like 5-6 neighborhoods from Cary and Morrisville west that are all at about the same exact point of development. Basically the dirt work is almost done and utilities in place, getting ready to be turned over to the builder for construction. That's going to be a ton of inventory coming online at once! Wondering how that compares to their activities historically or are they going to have to hire ever superintendent in the area.
It's gonna depend on the neighborhood and your construction manager. 1 friend has a great experience. But a family member at Salem Village Manors in Apex is having trouble for some reason over there. There are numerous delays to build there. Not to mention the neighborhood is still not selling well, but that may be due to that load railroad.
