looking for some recommendations for contractor to finish third floor
Anyone know estimated costs to finish about 1100 sq feet

Quotes will vary based upon level of finish/complexity and how much pre-finish work was done by builder. Some points of consideration.
Is 2nd floor HVAC is big enough to zone for 3rd floor or whether you need a dedicated unit for 3rd floor?
Did builder already deliver drywall to attic or do you need it carried/craned up?
Is there existing rough-in for bathroom, and if not, do you want a bathroom on that floor?
How far is the attic from the electrical panel for running new circuits? [Most cost effective way may be to run a single large cable to attic as a sub-panel and then branch off from there, but you need to pay attention to the 6 throw rule]
Is the attic set up as a long room under the center of the roof or does it have dormers? If not, would you want dormers to add square footage and change the layout of the space to be less tunnel-ly?
We did ~600 square feet 6 years ago. Our second floor HVAC was on its last leg so we got a unit to do both 2nd and 3rd floors. Total cost $23K I believe. We did not put in a bathroom. We have 2 separate rooms up there. Stairs were already in place, nothing had been done up there previously. Guy who did the job was great but has gotten out of the home improvement business. I have a guy doing some work at my house right now, impressed so far - when all is done if I still feel the same I will let you know.

Have 2 windows runs in center of room I don't think I need dormer
