no, not unless something else has changed that I haven't heard of. And as recently as 2 weeks ago, I know of some TMLS listed homes that weeren't on Zillow.

Could have something to do with the assigned schools being capped and thus uncertainty over the schools the kids would go to..

Uncertainty? Mills Park is capped so they would go to Alston Ridge or Highcroft both good schools.
2 new schools are being built with 3 miles of us White Oak (Opening August 2016) and Hortons Creek Elementary August 2017.

We are prepping our house to put it on the market and our realtor told us that July tends to be surprisingly slower than other summer months, as it's past the initial spring rush and is a time when a lot of people take vacations and are not quite as serious about showings, etc.

This is my guess also. Hopefully it picks back up some between now and end of August

Interesting conversation. We are thinking of downsizing from our 8 yr old, 4 br, 4 bath two story, 3,400 sq ft home in 27519. What's best: sell first then try to find a smaller home or buy on contingent then try to sell? Guessing sales price of our custom home would be ~ $500 - 515k. Thanks.

It is difficult to get sellers to accept such a contingency. If you are under contract already, many more will consider it.

Think about it in terms of selling your home. Would you prefer an offer from someone with that contingency, who has no contract on their home over the offer clear of any such stipulation? Which seems likely to close sooner and has less opportunity for derailment.

It also depends if you're in a situation where you could buy prior to selling your current house. Some folks can do that and if so it would give you a leg up to start looking while getting your other home on the market. It would also help to not have a contingency when making the offer on the new one.

For us we wound up putting an offer in first with a 60 day close which was accepted. We waived our contingency of selling our current house as we could afford to carry both if need be for a couple months. We then listed our current house and had multiple offers in 24 hours. We ruled out any with a contingency of selling where they were not under contract yet as well as a 100% VA loan. We wound up taking a slightly lower all cash offer because they wanted to close quickly and did not need to sell a current home first.

Here is where I get reports of the least stress in the proceedings:

Buy first.
Move.
Primp, Clean, Sell.
Obviously, you need to be able to carry two for a couple of months. That takes it off the table for most folks, but if manageable is far and away the least stressful process.

Second least stressful:
Move into temporary housing.
Primp your current house and get it on the market.
Buy a new house. Possibly under a "Contingency to Close on A Contract" on your house, but not on a "Contingency to Put Our House On The Market Next Week."

More stressful:
List your house.
Get nibbles.
Start nibbling.
Get a contract on yours, and a contingent contract on the new house.
Worry about coordinating everything, and where your kid will sleep.
Try to do back to back closings, and sweat bullets even if everything goes just right. Which it does. Sometimes.

Most stressful:
List your house.
Manage a bunch of showings.
Grumble about cleaning up on short notice, and feedback about having no first floor master after you vacated like a MASH unit bugging out.
Schedule closing on a purchase with a new build and a $20,000 nonrefundable builder deposit, and your sale back to back on a Friday afternoon, with no provision for temporary housing.
And your buyer switches from a solid lender to "Joe's OnLine Mortgage Broker and Gun and Pawn Liquor Store, Buy Here Pay Here Auto Sales and Pentecostal Barbecue."
Learn that your buyer walked away because their buyer walked away, and they hadn't made their purchase of your house contingent on closing on theirs. Or, because the dog died, they don't need a fenced yard anymore and are moving to a condo in DT Raleigh instead. Or, because they learned that you were within 99.9 miles of the nuke plant and they remember Chernobyl and Dr. Strangelove.

Moving twice stinks but sometimes can be a relief if you need to offload your current home before the new one is complete. It all depends on your personal situation and what your limits are as Annabanna mentioned.
In my case we are building new home and have our current home on the market. If it sells I am willing to move to temporary housing. Its a pain and a burden but I am willing to do that even though we could juggle both homes for several months.
