Stanbury is sort of in a residential neighborhood right? And it's far enough from downtown to walk.

Bedford Bistro seems to do quite well and it's in a residential neighborhood. I think it depends on where the restaurant is and probably on the disposable income of the residents of that area too. If their overheads are relatively low and they pull from a large enough neighborhood then yes.

Good call on Stanbury! It seems pretty resedential. Using Google Street View, I can also see apartment buildings, which reinforces my opinion that high density residential development is important for restaurant survival in these areas.

I think anna nailed the key and that is disposable income of the residents in the area - Stanbury is an expensive high-end restaurant, something that Raleigh does not have a lot of yet and the surrounding residents in Mordecai can probably afford to eat there. The area surrounding Brewerks is close to downtown but like you said it is a little farther away from the main part of downtown and the average income of the neighborhoods east of downtown is lower.

the apartments 100 yards from Stanbury are low-moderate income/subsidized/below market rent.

That is true but real estate prices/average income for that immediate area on average is still higher than the area around Brewerks.

I don't know - there are a good number of stores/restaurants in Five Points that it can be considered a destination. I think we are talking about solo restaurants or really small shopping centers that are engulfed by residential areas.
