Hi all....

We just returned back to Long Island from a weeklong trip to Clayton.....we are very intersted in the area and in two subdivisions....

I am very curious though since these are just new *under development right now* with a long way to go until completion.....how long it took other subdivisions to fill up......

were are looking into pinevill east in the flowers plantation and summerlyn


Our move is for the families best interest, I have 3 boys and have a concern about buying into a new/far from completed development that doesnt have a substantial amount of other families/kids in them right now........ I know the first part of flowers is full of kids running around and that is what we want ......so as I said

We are just curious how long from the time these subdivisions in the area started selling the new homes till they were a neighborhood full of families...

any help would be great as this is a real concern of mine.........

I don't know the answer to your question but sometimes you can ask the onsite person how many houses are planned for the neighborhood. Once you know how many houses are planned, they should be able to tell you a time ESTIMATE. Its always an estimate because they don't know how fast the neighborhood will sell.

We didnt buy into flowers because there was so many homes for sale with more on the way! If we decided to put our house on the market in a few years, we guessed the market would be too competitive with the other houses (new and old) going up for sale as well.

Still, both are really nice!

SUmmerlynn has new families moving in every w/e...but theres a lot more houses to be built.

I think there are alot of different things to factor in including how big the development will be. To give you an idea (since I know you've been to Tafton)....this S/D was started about 4 years ago. One builder did the up front homes and another started down here on Barrette. When we first moved in there were only five houses from the corner (on each side) on Barrette. We were the only house down on this end (and none were over on the other end of Barrette). We're 4 months shy of 2 years later and you see how many houses there are now. And how many they still have left to do. For awhile they were building like crazy (you get used to the pounding) but the market changed and building slowed.

One thing that has been good, is that you really get to know your neighbors as they move in. I know its a hard decision...we were faced with the same thing when we looked at other S/Ds that were basically empty of families iwth the exception of 2 or 3 moved in.

Gotcha.......we love flowers and do know that pineville will be a large development....love the gated community the sidewalks etc.....,love summerlyn.....and love the idea of the park across the street........but they both have their plus's and minus's........I worry about the traffic the park will bring and is it going to be a park I can let the boys go over to on their own?.....My boys are very active in baseball and soccer..........

In regards to the size of pineville east over at flowers I dont worry about selling since this move is our relo/early retirement move.....I dont plan on moving anytime in the near future.....or atleast until the kids are completely out of school and my youngest is going to start kindergarten in sept.....so we have a long while...

Ok here's a more direct ? does anyone know when the 1st half of flowers began building? like over in plantation pointe, mills creek.......like did they begin building in 2004, 2005 etc.....I know there is no guarantee but I would like to have some type of a concept of how they move there.......since I'm soo far away I dont know what to judge by.....

Lauren I know with the market its crazy and slow......I'm not too concerned about hearing construction since I understand that process.....hubby and I rebuilt our home we are in now so we lived in the construction site for years.......

I swear we made calls today about getting a storage unit and finding about differ re offers in listing......and now that iwe've recouperated from last weeks mental and physical drain we couldnt get there fast enough.....

Ps did I mention now my parents are talking about becoming our neighbors......lol......
COPYCATS!!!!

Naaa I know they want to get out of here also so it would be nice to have the grandparents close........

You can actually check out the planned plat maps for each area, they are usually online. Let me see if I can find the Summerlyn area platt.....
okay, well here is where to look. First there's the Johnston County site which is very helpful;
Johnston County - North Carolina
Then from there you can select "get a platt map of a property" and after clicking through a few clicks, you'll end up here where you can enter Summerlyn or a property address...

I obsessively printed platt maps and such of our S/D and surrounding when we were selecting a S/D.

Here is a link to the Flowers site which has alot of info on Flowers...though I couldn't find a clear date on when the neighborhood development started....

I THINK THAT A 2800 PLUS SQFT HOME ON .18 ACRE. iS VERY STUPID LOOKING i WOULD RATHER BUY A 2100 SQFT HOME ON .75. THE WAY LAND IS SELLING HERE HOMES ON NICE LOTS ARE GOING TO BE MORE VALUEABLE BECAUSE ALL THE HEW STUFF IS ON SMALL LOTS.PLUS LENNAR IS A VERY CHEAP TRACT HOME BUILDER.
