Quote from the article:
"Chatham Station is going into the former Just Tires location and will be a 4,500 square foot venue. Weddings are a big part of the venue’s marketing right now but Mozingo said the intention is for this to be for a variety of people and services."
As in, weddings/wedding receptions, bar/bat mitzvahs, birthday parties, anniversary parties, retirement parties, and other "parties" where someone books an entire venue.

Nice conspiracy theory there. A local business owner gets wind of a proposed competitor and gets an entire town government in his pocket to remain silent on it?

(Pizza close by!)
Future....Imagine a meet-up for those those on a rail excursion to a Panthers game or DPAC event!
Perhaps more room than at Mayton?
Parking lot rental income for some?
It sounds really cool, heard Little Caesar's will be moving out. The Matthews house is nearby too.
I wish they could get ride of all the car repair shops along E-Chatham or nearby in the cary downtown area. I believe there are maybe half a dozen of them within a mile? They make Cary look so old ... Seems that all Cary folks do ... is fix their cars.

Go offer them something worth their while
That's a crappy thing to say about small business owners who have likely been there forever. Just saying.
They actually did try to rezone and essentially push them out a few years ago. People made a stink and they didn’t go through it. And honestly, they would have had to be very careful crafting their language for it to stand up in court as you just can’t go banning stuff like that. Property rights apply to everyone. Then the existing places would still be grandfathered in, so they would still be around a while.
On the other hand, in a few more years, the land will be worth enough that a car repair shop won’t be worth keeping there and the “issue” of car repair places, at least in the center core up and down Chatham, will take care of itself. Most will sell or their rent will go up and they will close or move. Maybe one stays behind and steps up their looks, similar to what Franz Automotive did a few years ago or does a deal to go in the lower level or edge of a mixed use development, as an amenity. I could also see one or two just move further from the center of Chatham and Academy, closer to Franz or over to the area near Cedar and Durham Dr.
