I just found the houses you are looking at online and it is in the section that is near the large playground on Rogers Road. I would be very hesitant to purchase in that section because of the schools. All three of the schools are considered less desirable in this area, especially the High School and Elementary school (Sanford Creek). That is a tough school trifecta for resale. I didn't realize that the Elementary was SC and was assuming it was Jones Dairy, which is desirable. The majority of people in Heritage do not pay for private school, other than some going to Thales for Elementary and most go to public since they are great schools, this includes families like myself that assumed we would go private. Many buyers specifically target homes with all Heritage schools and I am positive that section will be a harder sell with families.

You had mentioned wanting private for redistricting and overcrowding. It really isn't the problem that people make it out to be, especially on this side of the county. And the community would put up such a fuss that it would most likely get changed. We have successfully lobbied for two changes in the past to get Heritage in better schools. Most of the capping and crowding issues are on the West side. I understand not wanting specific schools, especially Rolesville High, but I would reconsider if the stories of crowding and redistricting are your main reason.

I would stay away from the houses in Heritage Gardens, which is accessed off Franklin based on what you said you are looking for since those are typically lower priced and not as nicely finished.

Here are a few that are similar the ones you were looking at, but in the other section of Heritage with better schools. Yes, they are all resales, but the homes are very well taken care of that I've been in and shouldn't require too much updating.

There should be more relisted after the holidays, so I would check again.

Here is the link to the section that I think of as Heritage South that is zoned for Heritage Middle and High Heritage South, Wake Forest, NC Real Estate & Homes for Sale - realtor.com®. However, some of these are pretty clearcut lots with homes closer together. The section near the golf course has bigger lots and more trees.
