With all the resales on the market, where is everyone moving to?
Sure people get job transfers, or people upgrade/downgrade whatever, but there are soooooo many resales that aren't brand new that it makes you wonder.
I always thought the Raleigh and surrounding area was a place people wanted to end up at, not move away from.
So what do you all think? Where's the secret hot spot that no one is telling us about yet?
Well, I know someone in my area who is moving to NY. And another house just sold (in less than a week) because those people are looking to move into a larger home about a mile away. One other is because the person who lived there got married and they live in the other person's house.
I think there are a couple of reason, at least in my experience...........
1. people relocate for jobs, which seems to happen with regularity around here
2. people tend to move frequently here, as in "move up" in a home
3. Sometimes people move to change "nodes" in a school district, but that doesn't happen often.
We bought our first house in 1997, and it was in holly springs, definitely a starter home. In the time we lived there, the commute for us was getting longer and longer. We sold that home in 2001, and bought a bigger home, in apex (now cary) and we bought the home before kids. We liked the home, but realized after our second child it was not the best home for kids.
2005, we moved to wake forest........found the home we loved, worked for the kids, helped hubby with the commute (tremendously) and we feel like this one is a keeper.
So, you can see people move within the triangle for many reasons.
I know several people moving north of brier creek just past wake county into durham county. Some in clayton...mostly b/c they gave up on the expensive homes in N. Raleigh/Cary/Apex/Morrisville/Wake Forest.
I know one couple selling their starter home now because they feel that a good deal can be found on a step-up home. They are currently in Raleigh and are looking to stay in Raleigh.
The other person I know is gearing up to relocate to TN. She wants to be free and clear of a mortgage when she secures a job there.
Some folks stay local; some stay regional; and some leave the Triangle.
People sell because:
1. Their jobs move.
2. Divorce
3. Marriage
4. Downsize
5. Move Up
6. Bought the wrong house the first time
7. Mom or dad moving in and need an in-law suite
8. Bought more than they can afford, and have to dump it
9. Could have afforded more, and now they want it
10. Kids in school, and Mom goes back to FT work, and they can change houses.
11. Getting a retirement home with easier lifestyle or less maintenance required.
12. Need ADA-type handicapped accessible.
13. More babies coming...
The explanations are as varied as we people are varied...

I know of a fair number of people (myself included) who since moving here and having a chance to get settled and explore the area as a resident have decided to move locally. I think that's a pretty common thing. There are also people here who bought the right home in thr right neighborhood at the right time and despite the current market conditions are able to make a nice profit on their current home-then they can go out and benefit from the higher inventories as a buyer.
