There are a large number of apartments and condos going up around here and people are still moving into the area - presumably with large amounts of things they can't fit into an apartment. I met a Walmart manager recently that said their inventory is related directly to the type and number of residences that surround them.

Definitely a collector. There's a huge difference between someone who decides to collect something for fun and someone who literally can't throw away their objects because it gives them anxiety if they do.

Yeah...Lots of people keep 5 boxes of VHS tapes, an old tube tv, old furniture, clothing, etc...They aren't necesarily hoarders in the un-navigateable house that's a health hazard sense, but I think they often do keep it for the same reasons.
