We visited a nearby Del Webb community and liked the models a lot, but we're hoping to move to the Triangle region.

For example, the Napa Valley model at Del Webb Carolina Arbors starts at $357.9K, within our budget. But we're 90% sure we don't want to live in a 55+ community even though we qualify.

Since Pulte owns Del Webb as I understand it, I looked and found a Napa Valley model in a Pulte development nearby, but it starts at $483.9K. I'm not sure why it starts at $126K more in the same general area (land size/value, higher level standard spec, etc.), but it's well outside our budget.

So we're wondering if Pulte might build us a Napa Valley to CA specs, on a lot outside one of their developments still in the Raleigh area. I asked at Del Webb local, they said they didn't know.

I assume the pricing is different for the same model home due to location and land value. Carolina Arbors is in Durham County and the Pulte development is in Wake. I used to live in Keystone Crossing which is directly beside and connected to Kitts Creek. However the county line ran between the 2 developments. Similar homes on the Wake side were about 80-100k more expensive than the ones on the Durham side.

It's a standard model built in 55+ and non-55+ communities in Raleigh, and all over the country. Maybe it's a naive question, but I was just wondering if they'd build one of their standard homes outside one of their developments - on a lot a few miles away (IOW where their construction crews and suppliers are already active - not asking for a remote location). Trying to avoid at least part of a $126K upcharge that I assume is largely due to land value in a community outside their 55+ community.

take the plan to any local/small custom builder and have them build it on your lot. You can easily build something like that including lot and land-prep as long as you don't overspend on your lot.

I doubt Pulte or Del Webb would build outside of one of their developments. They are assembly line builders and work very quickly. I would do as suggested and find your own builder and show them the plan and they could build something similar. There is also David Weekley, they have a build on your lot division and I am sure they have a plan that would work for you.

I live in a Del Webb community here in the Triangle (Carolina Arbors). Please realize that all Del Webb communities are priced differently depending on geographic location, demand, area growth etc. Our community has sold well and my model, while one of the smaller ones, has increased in price (base price) by $60,000 since we purchased it in 2013.

Also, the starting price of $357,900 for a Napa Valley is just that...a starting price. Expect at least $75,000-100K in upgrades PLUS a lot premium (likely $25-80,000). So, your $357K house will likely be closer to $500,000. A Napa Valley with a nice amount of upgrades, nice lot AND second floor (extra bedroom, bath and loft) will exceed $600K. Just sayin'.

That sounds ridiculously overpriced. You could get a custom builder to build a nice home for that kind of price. I guess you are buying into the community to surround yourself with similar people.

When my parents built their home in Pulte's Carolina Preserve, there was no option for upgrades. You got to pick your countertops, cabinets and things like that but you couldn't upgrade - say - your faucets, finishes like that. They were lucky with their home and have not had a lot of the issues I hear about with Pulte, their site manager was great and so was the crew working on their house but some of their friends have had some issues. I agree with JaPaKoMom no way would I pay $600K for a Pulte home - anywhere.

Get the plans or pay for similar ones of your own and get your own builder.

Yes, the price per SF is high....however, we pay $178 monthly HOA fee, includes all lawn maintenance and use of our 37,000 SF clubhouse with indoor pool, outdoor pool, full gym, pottery room w/kiln, tennis, pickleball, bocci etc etc. you are purchasing a "lifestyle".
