I'm looking at a .56 acre lot in Northeast Raleigh. It needs clearing, and ideally I'd subdivide it in half and sell the other half. There's no HOA or anything.

As far as I can tell, this lot would need basically everything done to it. Has anyone bought an empty lot and built on it? Has anyone subdivided a lot in Raleigh? What did it cost you to get the lot ready for building? What did it cost you to subdivide?

Any guidance would be appreciated.

Assuming each portion of the subdivided lot meets the dimensional requirements of the zoning ordinance, the primary cost will be to hire a surveyor to produce a survey of the divided lot. Then the survey plat have to be approved by city planning department and will need to be recorded with the Wake County Register of Deeds. It will probably cost around $1,500 total, with 98% of that for the surveyor. Just call a few surveyors and ask what they'd charge.

But, the first thing to do is contact the city planning office and make sure the lot is large enough to subdivide.

This is just for the subdividing the lot. Preparing the lot for building is a separate issue that would be part of the cost of constructing a house.

It depends on the lot type and grade, etc. Not unheard to spend $20k-$25k clearing a lot that size. But it might be a third of that or less, too.
