There's nothing in particular to be worried about in CV. On the other hand, there's a lot to like about living in the area. It's an ultra-convenient and charming part of town that's near trendy nightlife, downtown, the university, etc. Go see it in the next few weeks if possible. Spring is about the best time to see the mature parts of Raleigh.

First off, let me state than despite the negatives (below) in this area, it has a ton to offer. I have lived very close to there and would do so again if I could afford a place with decent security.

Because of proximity, this area is a convenient target to criminals. There are some run down areas nearby, and sadly that brings with it crime. There are also a large number of homeless that can be aggressive in this area. A lot can change block to block and street to street in this area.

i used to live Raleigh Apartments..hah..CV is very safe..once a while drunk like us walking back or walking to teeter for beers

I own a condo/townhouse here in CV and I love it. Obviously, you see some creepy people walking around sometimes, but they are usually passing through and don't make trouble. I feel safe because there are so many people in and out of the condos, houses, shopping center, school, etc. It's what you get when you live in an urban area. Also, RNC was right... the realty prices aren't that bad if you're willing to sacrifice space, but you're coming from the VA Beach area. I don't think you'll notice a difference from what I know of the market up there! Also, if you're looking for a great location to meet lots of new people as a Raleigh newcomer, you can't pick a better location Welcome to Raleigh!

Seems like the largest % of residents in Cameron Village are young professionals, some older singles who work near the area, married couples generally without children. I wonder if you could check with the HOA, or if there is a main office for the condos, as to % of population living there. I know my friend likes it, and is surrounded by neighbors like I have described.

The area is relatively quiet, and safe. Since she has been there (from the late 70s), her place has been broken into twice -- at the most vulnerable spot, her back door into the kitchen, which has windows in it. Since this second break-in, she has secured the door with a keyed-entry deadbolt. I'm not quite sure why she didn't do that years ago, but it probably never occurred to her. I think at the time of the second break-in, she was out-of-town, and the security light over the door had since burned-out.

She, and most of the neighbors around her, take a lot of pride in their places, and the only thing I have known her to complain about are some of the restrictions about plantings in your own small areas, and there was a maintenance issue -- painting the place(s) -- that raised her dander awhile back. The painters seemed to be of the mind "if it doesn't move, paint it."

She likes the proximity to the banks nearby, two grocery stores, quite a few restaurants, a branch of the library, and some trendy, fun shops. She also strolls over to her alma mater, Broughton HS, for sporting events, on occasion. There is a nice family dentist on St. Mary's Street, and she easy access to NCSU, where she takes quite a few courses, and attends different offerings like film studies and lectures.

what is HOA?

I have also been looking at Camden Crest. Located at 5200 Summit Manor Lane, how is that area?

I lived at Camden Crest the first year I lived in Raleigh. It depends what you want. If you liked the Oberlin Court area, you may not be happy in Camden Crest. I definitely prefer Cameron Village and downtown, personally.

The area where CC is located is a nice area, safe, quiet, but very suburban and completely different from Cameron Village. It's walking distance to a shopping center with a nasty Food Lion, Lowes, Target, movie theater, Lynnwood Grill (excellent), Goodwill and a few other shops such as a Great Clips. Not much to do in that part of town, you will end up driving downtown for most of your entertainment unless you are going to the movies.

I personally have mixed reviews about Camden Crest. I ended up in a 1br that bordered the pool on the third floor, and ended up lying awake at 3:30 am on weeknights because drunk students (I'm guessing) would come back from the bars and go hang out at the pool. The construction of the buildings was so bad it would seem like the people outside talking at even normal volume were inside the apartment. The management wouldn't do anything about this, making it our responsibility to call the police if there were people being belligerent in the pool/patio area. Not my idea of fun when I had to get up to go to work the next morning.

Anyway, if you do live there, don't live near the pool if you can help it. I have a friend who lives in Thornhill across the street from CC and it seems that there are more mature residents there, or maybe their tenant selection process is a bit more selective. All I know is that I thought I would be avoiding students and messy/rude neighbors by paying a little bit higher rent for a 'luxury' apartment at CC and I still had to put up with that crap. Now that I live closer to NCSU and all the bars and such on Glenwood South, I don't even have to deal with that. Go figure!
