If you are not firmly fixed on a full 1 acre minimum, consider:
Zoning parameters are in multiples of 10,000SF lots.
40,000SF lots are .92 acres.
Developers plat for minimum sized lots for almost any zoning category.
You might set any search for .92 acres. You will likely be pleased with how many additional homes you will come up with.

I don't know what sort of narrative is out there about the Triangle but that's a really,really tall order to fill.
That said, I suspect that the OP would have the most luck to the east/southeast of Raleigh or to the north/northwest of Durham. I don't have any data on that; it's more of a gut reaction since these areas aren't the fastest growing or most expensive parts of the Triangle. They are also areas that are less convenient to Research Triangle Park where a lot of jobs are. But, both of those areas are nearer the city centers of Raleigh and Durham with job markets of their own.

Is it though? I mean, is OP likely to get everything on the list? Probably not. If she's willing to let go of either the big lot, or immediate closeness to downtown, or is willing to have a longer drive to work, it isn't that inconceivable. If compromising on lot size, certainly Wake Forest would work.
If compromising the pool community, you will be further out but plenty of places in the northern part of the county would fit the bill.
i appreciate you all responding. Now I have a little more to go on as we search the area. And as I tell my children, it doesn't hurt to ask for what you want. The worst thing someone can say is no and if you don't ask, the answer could have been yes.
