Back in July this year, I inquired to a Lennar sales associate in Fryars Gate about the Brickyard project. He mentioned to me that Lennar actually backed out of the deal to acquire the land for their development due to an expensive 'environmental issue'. Asked him to elaborate on this environmental issue but he didn't have any more information than that. Makes me wonder, with Lennar being such a big tract builder it must have been a significant expense to walk away from it. He did mention that Meritage will take it over. I haven't heard much since.
"The Brickyard"? ...... That doesn't seem like a West Cary approved neighborhood name. Was pretty sure bylaws state anything west of 55 has to have faux-British, faux-French, or faux-Italian names or at the very least contain no less than 4 words.

The good news is the neighborhood will have great amenities like adjacent train tracks and the hum of interstate traffic. Prices will probably start in the low $700s. For tract. This ought to make for an interesting case study on the other side of the next bubble burst.
It is not uncommon for one developer to buy the property, deal with zoning and planning department issues, then sell to another developer who actually puts in the infrastructure. That is what happened in this situation as well.

Yeah, I’ve inspected two houses in there so far. One of if not the first townhome that was completed there and another I did a pre-drywall inspection one that should be coming up on their final inspection soon.
