I always rented from owner/landlords before I moved to Raleigh and stayed my first year at Camden Crest. It was my first and last experience in a big apartment complex. Give me an owner-managed quad any day of the week before I rent from another complex!!
For the record, it's pretty easy to figure out if you've got a crummy landlord. How long has he/she owned the property/managed the property? Is the place kept up? How long have other tenants lived there? Why did they move? Ask the right questions and you should be able to tell. I have had excellent experiences with my landlords, and actually quite a bit fewer problems that needed to be fixed because they actually maintain their properties very well. For example, my current landlady has the furnace and a/c inspected each year before the season starts up. She has an exterminator spray the outside of the building. She has a lawn service. These things proved to me that she cares about her property. Not to mention a few of my neighbors have been renting from her from quite a while. Because she cares about the property (and thus the living conditions of her tenants), I feel good about doing my best to take care of it like my own.
Another important point about landlords that have a personal interest in the property they are managing is that they will be more selective about other tenants. My building has 4 apartments, 2 up 2 down, all have hardwood floors. I never have a problem with noise, and that says a lot when you have a single guy living above you with hardwoods and have never had to tell him to be quiet! All my neighbors are very respectful of each other, mainly because they are just decent people. It makes more sense for the landlord to rent to people that aren't going to be a problem to begin with. In a large complex, you don't always have that selectivity, because really, what do they have to do if you have a noise complaint? Write the person a letter? I know from experience that tactic does nothing to alleviate the problem.

I will be very hesitant to ever rent from a private owner again after this past experience. I won't bore you with all of the details, but let's say that it's been a very tiring and HOT stressful week, but at least my family including pets have been staying nice and cool in a hotel the past week and our new apartment which is not privately owned with a/c and ceiling fans that work correctly will be ready for us to move in this weekend.

Either way you slice it your taking a chance, my biggest complaint is loud disrespectful neighbors that share common walls. Nothing is a sure bet, but I will try a house for a change. Also apt complexes change tenants to often, one minute you live next to an angel then in a flash the devil!

I've stayed in a townhome for two years and though we share a common wall, the noise is hardly ever the problem. My personal opinion- compared the apartments, the crowd at homes are more responsible as most are owners while quite a few rent too.
We stay at the townhomes at Brier Creek just opposite the Brier Creek Elementary school. Love the location and convenience to shopping and restaurants nd airport.
