I recently passed my NC Real Estate license exam and received my NC Real Estate Provisional Broker License. I am now exploring the opportunity to join a Broker. It will be very helpful if anyone can post his/her experience in training/ mentoring programs. I heard that the large companies have the best training programs for new agents which are very important to me. I would like to see the comparison between Keller Williams, Coldwell Banker, Remax and Century 21.

this a question possibly better-addressed in the Real Estate //www.city-data.com/forum/real-estate/ or Real Estate Professionals //www.city-data.com/forum/real-...professionals/ forums.

however, it would generally hold true that the best training programs for new agents are in the largest brokerages, which would include KW & Coldwell Banker, but also locally Fonville Morisey.

It is actually a good, albeit professional, local question.

OP, your compatibility with and respect for the people who will train you is as important as the training program.
A training program is a framework. Management execution of that program is key. How will the on-paper program be executed?
Easy access to management, particularly the BIC, is important for a newbie.
You may find that experienced agents don't toe the company line 100% and you may be misled as to company policy or legal/ethical deportment. Some cling to the past, and some may be prone to expediency over toeing the line.

Working in an environment where other agents are helpful and supportive is important.
No one is going to give you their business, but open discussion of marketing, development of clientele and a book of business, and insight into and suggestions regarding transactional details are important to development of skills.

I strongly suggest you attend a sales meeting for each firm you will be considering, at least once per firm.

Some questions you may ask of anyone you interview when considering affiliation:
1. WHO will train me?
How much experience do those people have in training, and in successful marketing and closing?

2. Who will I meet one on one, face to face, routinely during training?
How often will that be the BIC?

3. How many provisional brokers is the BIC supervising? What level of supervision will I receive as a PB, and how much time will I need to spend in office to gain that input?

4. As I develop a database of clients and prospective clients, who "owns" that database?
If I separate from the firm, am I allowed to take my book of business with me, without entanglement?

5. May I have adequate time to thoroughly review a copy of the contract I will sign, prior to being asked to sign it?
It will be a thick document, and too often presented just in time to sign. So, too many agents are excited and just sign off without reading it thoroughly. Later too many agents decide they didn't know the details of the provisions.

6. Is floor time mandatory?
That is not necessarily a "bad" thing, but you need to know.

Some recommendations, and points to confirm when interviewing firms:
1. Are you allowed and encouraged to be "portable" in your business, and your business identity.
If (when) you determine it is time to move to another firm, or to open your own, it is priceless to have your own identity in email, phone, website, business cards that moves in minutes.
Use identities that won't change with firm affiliation changes.
Perhaps, buy your name as your web domain. Rather than being "DTrump@WhoDatRealty.com" and "www.WhoDatRealty/DTrump," you want to be "D@DTrump.com," and "www.DTrump.com."
You want YOUR phone number to be most conspicuous in all marketing.

2. Don't rush, or feel rushed, to commit. There are people at firms whose sole job is to bring you in the door, get you on the roster.
Make the urgency all yours, and control your urgency.
Will you go broke if you delay another week, another month, to commit?

3. Don't get hung up on the freebies, vs. fees.
A few hundred bucks a year in business cards, or photocopy fees, or signage, should not deter you from getting the best training you can.

Good Luck!
Welcome to the party!
Make a great choice.

Wondering if OP has made a decision yet? I'm pretty sure I am going with a small team at the Highway 54 Office of FM. Wondering how their interview process has gone!
