I would give a big one, if the property ticked all the boxes. But, before writing, I go into crawlspaces and attics, "Where deals go to die."
I cannot imagine prancing around in fine duds, and not looking in the dirty areas, but telling clients they gotta pay to play, and need to put up $thousands, without a care in the world.

I really like that the NC REC and NCAR gave us this functionality in the Standard NCAR Forms contracts, but it certainly has been perverted from the original intention.
If the market ever swings toward buyers, which to some degree would be a good thing, look for DD Fees to tumble.

Fortunately, I trust my realtor well enough to get the proper advice should a perfect home ever appear (I am picky, so this is doubtful).

I would not, however, trust Debbie the New Realtor in her spiked heels and Tahari pantsuit to tell me it was a good idea, though.

Y'all are talking about some crazy DD fees that I haven't really encountered (of course, my clients have lost their share of homes). $1-3K up to $400K house? Sure. $5K on competing offers on an 800K house? Yes.

In my case we had 22 offers within 1.5 days of listing. We did not expect it to be that crazy but we also wanted to make sure whomever we selected was going to follow through. We didn't want someone to back out and impact our ability to get into the new home we wanted to buy and we also know that usually when a deal falls through and you re-list that usually people wonder if something is wrong with the home.

My realtor had a minor surgery the day after we listed and him and his assistant were kept hopping all day with the crazy amount of interest in our home. I felt bad for him but you could tell he loved it.

We had priced in line with recent sales but we had some some custom touches such as fenced yard, garden pond, and a beautiful renovated kitchen that others in the price point did not have.

Maybe a movie?
Aw, man. That was "Hatari." I don't think they wore pantsuits, though. More safari style, I believe.
