I would not, however, trust Debbie the New Realtor in her spiked heels and Tahari pantsuit to tell me it was a good idea, though.

Y'all are talking about some crazy DD fees that I haven't really encountered (of course, my clients have lost their share of homes). $1-3K up to $400K house? Sure. $5K on competing offers on an 800K house? Yes.
In my case we had 22 offers within 1.5 days of listing. We did not expect it to be that crazy but we also wanted to make sure whomever we selected was going to follow through. We didn't want someone to back out and impact our ability to get into the new home we wanted to buy and we also know that usually when a deal falls through and you re-list that usually people wonder if something is wrong with the home.
My realtor had a minor surgery the day after we listed and him and his assistant were kept hopping all day with the crazy amount of interest in our home. I felt bad for him but you could tell he loved it.
We had priced in line with recent sales but we had some some custom touches such as fenced yard, garden pond, and a beautiful renovated kitchen that others in the price point did not have.
