Plenty of flat rate brokerages out there. I see one every day it seems like driving out and about. "Home of the $X00 Listing" or some such.

It might not be a bad "middle ground" for OP. You control your costs in a hot market, but at the same time avoid the stigma of an FSBO and get on the MLS, and are more visible generally to represented buyers.

These conversations usually revolve around a desire to bend any agent to the will of the consumer.
"I want what you do, for what I am willing to pay."

There are SO many options out there, it is almost purposeful avoidance that lets people say they never have seen them.

That's easy for you to say because its your profession. I only notice things now since I went through the process, and since I'm a compulsive reader on any topic that I'm going to be heavily invested in, or otherwise spend time on, or be stuck with, and since I asked as many questions as I could and had an agent that educated me a lot, now I know.

So many people have done it once, one way, and were told how it is by one (or two) people. Or they talk to Mom or Dad and are told "this is how its done."

Wife's friend used another friend's sister for a buyer's agent and had to pay her a retainer. She trusted her since they went to high school together.

I've worked in two very different industries, and in both clients/consumers/customers operate with all sorts of misconceptions, about what they "have to do," about what the relationship is between one entity and another, etc, etc...

I understand your point.
But...
When people persist in pressing their issue and denying that options exist, even when professionals and other consumers tell them so, they aren't looking for information.
They are just trying to revise an industry to their specifications.
