I don't think that would prevent the OP from selling his own house as a fsbo. It just sounds like from his post he doesn't want to do it.

Except for the minor obstacle that the OP’s property is nearly 1000 square feet smaller than the one under contract @ $440K.

By owner exactly. Seems like he would want to save some realtor fees.

Well, there are plenty of plausible reasons...

Most commercial guys don't have MLS access, to post or market, or to pull comparable sales.
He may not be up on current documentation or residential sales practices.
It is not at all uncommon for residential agents to engage another agent to sell their properties.

And, sometimes enough is enough. 47 years experience sounds like someone who has put in their time and is just ready to relocate to the beach.
Ever hear of anyone doing that?

I wasn't referring to the OP's property, but to a previous statement that sales above $400K were unusual in that neighborhood or zip code or whatever.

And the neighbor has their home for sale for $385K (more SF but smaller lot). It has been on the market for over a month.
