Tons of pros and cons with both so it's tough to pick one outright. I personally went with a townhouse because I'm a single guy in my 20s so I could care less about spending time to maintain a large house and yard that I wouldn't use by myself. If I had a family, I'm sure it would be a different scenario.

You said investment, but if you're actually going to be living there you should think about which one fits your lifestyle better. Either should sell fine. I've looked at dozens of nice townhomes and was set to purchase one, but backed out because I want some land and don't want to share walls with anyone. I'll keep renting until I find a detached single family house.

I've bought four houses in my lifetime, including two SFH and two townhomes. I don't love the yard maintenance or the other upkeep. Plus, the townhomes put me in a more desirable area for the price point (even after taking HOA fees into consideration.) Given I lost money on both SFHs and made a good return on one of the townhomes, I have to agree with MikeJaquish and location, location, location.
