I'm moving away from the coast and looking to live in a small town north of Durham or Wake Forest within 20-30 minutes of the southern part of Kerr Lake. I want some breathing room but not too isolated.

Where should I consider? I'm not going to list my likes and dislikes, as I'll look into each area after getting some recommendations.

Also, looking for a realtor with 20+ years experience in relocation. PM me if you've personally worked with someone who you had a good relocation experience with.

Oxford and Louisburg. Both are county seats, so they have good infrastructure along with their smaller town charm.

and I'd say based upon perception that Louisburg would be preferable to Oxford.

The area you describe is likely too wide to find a single agent that's highly-qualified all over the scope of your search. You could find a good agent based in Wake Forest that sells frequently well up into Franklin County.

I will add that anecdotally, Kerr Lake is closer to Raleigh than it may seem. I can get to Satterwhite Point in right at 1 hour. So you might find Purnell Rd or Holden Rd off US1 in Wake Forest (Wake Co) or Youngsville (Franklin Co) close enough to the lake.

We have a houseboat up at Steele Creek Marina on the southern part of the lake. From mid Raleigh, it takes us about an hour and 10 minutes due to traffic. I would recommend Oxford: organized town with many close amenities, yet you can own a place with some space.

people I know from Oxford bemoan it, those from Louisburg do not. Purely anecdotal.

I'd choose the Creedmoor area in Granville County (furthest south town, just across Falls Lake from Wake Co), and the Youngsville/Franklinton area of Franklin Co (along US1).

I would add that "positive economic growth" is moving up 401 from Raleigh/Wake Forest into Franklin County moreso than Granville County is growing.

perhaps I should say Franklin County is doing better economically than Granville County. Franklin Co involves US 1, 401, and Highway 264/what will become some Interstate connecting to I95. Granville County is pretty well tied to I85 alone.
