With John Kane involved and with the proximity to I-40, "South Side Stadium District" mixed-use development would provide amenities similar to Downtown or Midtown in short order. The amenities and development potential are the desire, as much as an address.
At one time DT Raleigh was bound by North, South, East, and West Streets, with cows and pigs roaming the Capitol grounds.
A couple of centuries later, DT has expanded and developed.
All that said, I am not crazy about the location, which is just about the only available similar parcel, and the requested public money should be used to replace PNC Arena in a better location.
I hear what you’re saying and I’m sure it would be good in a planned development sort of way, but nothing beats proximity to multiple developments through years of building and evolving. Stick it downtown and lots of nearby landowners can modify or build with it in mind and there are years of existing development there already. Put it over there and you have just what’s built with it and no real walkable connection to all the residential now in the core area. If they do it there, they may as well put it at Wakemed soccer park which will connect to Fenton and is closer to people in Durham. (Though this place will at least have good access to 440). Just seems like more of the same, just a little bit closer.
