I'm looking in to having a shed built in our back yard in Durham. A few questions:
1) I'm just looking for a basic shed (maybe 8x12 or 10x12 roughly). Nothing fancy, but not one of those plastic Rubbermaid ones either. Yes to shingled roof, wood or vinyl siding, a window, maybe shelving. No electricity, no climate control. Hoping to keep price under $3500 total including delivery/setup. Does anyone have any suggestions on company/builder? Is that an unreasonable price expectation? You can DM me if providing recommendations publicly isn't allowed.
2) Do I need a building permit? Best I can tell, Wake county rules say a permit is only required for an "accessory structure" if any of the dimensions are over 12', but for some reason I can't find the equivalent document for Durham.

Thats pretty standard in most jurisdictions, but you can call the Durham City-County Inspections Department at 919-560-4144 and ask.

Certain items are required to obtain a building permit for an accessory building, the 1st of which is 2 copies of your site plan. A site plan is an illustration on paper showing the shape of your lot, the relative location of your house within this lot perimeter, and the intended location of the accessory structure you are going to place on your lot. An easy way to arrive at a site plan is to run 2 copies of an existing survey, which you may have in your bank mortgage info, and simply draw in the intended building location.
If the building is greater than 12 feet length on a side, then 2 copies of structural drawings and an application with a plot plan must also be submitted. These drawings do not have to be prepared by an engineer or architect, but must be accurate and meet NC State Building Code for structural requirements. Do-It-Yourself books purchased in building material stores may be helpful, but are not necessarily written to meet local code requirements."
I went with them and am generally happy with the results, but there were a couple things I wish were done differently.
- The "8 ft walls" are measured including the floor joists. I wanted to enclose the interior with 4x8 sheets of flake board and discovered I had to cut off about 6" from the top of each one to get them to fit. He said that was common for sheds, but definitely not the same as an 8' wall in a house.
- They only sent one guy to assemble on site. He did a decent job, but it took longer, and it is always easier to do something like that with a second person.
Thanks everyone. I was just at Carolina Yard Barns yesterday - their sheds look pretty good. 12"x8" with a loft storage area and a work bench, double door and a window for $3k (including taxes, built on site). It will need to be painted, but I'm getting the entire house painted this spring so I'll just include that job then.
We had Carolina Yardbarns build ours last year. It looks great. Very nice construction. We are very pleased. It took one guy to stick-build 10x12 two and half days to complete. He was really nice and cleaned up the whole area daily. I highly rec them. Think we paid $3700-3800.
