I just found this website and I have a question. Half of my neighbors house is on my property. This was discovered when me and another neighbor were doing a survey about some land she was interested in on behalf of her son. The owner of the house that site on my property was informed and the intent was that when she bought said land it would then be some swapping of a little bit of land between them two. I wouldn't own it any more. for the record the man that half his house sits on my property wasnt 100% right his mind I was told. They are cousins.The land well never happened. I realized 2 yrs ago the man thought it was traded out and he owned it. Either way he died last month. The lady acting on her son's behalf died 2yrs ago. The son called me last March wanting to buy that land + more but of course he wants it as cheap as possible. I look poor where I live and he's a retired multi - millionaire. The main question I have is do I own half that house or all of the house of does the man that died heirs own my land. I kinda need to know. I can't find the answer on Google not really. I'm in nc...

If you poked around in old posts at the real estate area you'll find a regular theme of buyers
who didn't have lawyers or surveys done when they bought.

You need to engage a real estate attorney to sort this out properly.
Seriously.
We can all grunt and groan and moan and guess and quibble, but if you want proper legal advice, you need to consult an attorney.

You probably don’t own any of that house but your attorney can sue them to have it removed. If the neighbor land and your land were once the same property it is more complicated and will likely go into arbitration if one of you sues the other in civic court. When the house was built who owned your property? Who owned the other property?

It's not that simple. You need an attorney to help figure it out. You don't own half the house and he doesn't own half your land. He owns a house, that sits partially on your land.
Easiest thing, if possible, is to either sell him at fair market value the land his house sits on and do a boundary line adjustment. Be honest what a strip of your lot is actually worth. In litigation, only the lawyers are guaranteed to win.
Probably easier to separate that from the rest of the land sale. If you can still do a swap, (if that's possible and agreeable to you) that would be easy as well.

There is a law that stipulates if someone has been using land for a certain amount of time, it gets ceded to them. I'm sure a lawyer would help.
