Couple of weeks back we visited NC from CT. We looked at many new constructions and communities out of which we liked the Magnolia and western oaks from Shea, Olde carpenter from Toll and bedford Falls in north raleigh. If people living in these communities can share some more info or comparisons abt schools,amenities like pool and playground for young kids. I am a STAY-AT-HOME MOM and would like to have some moms with kids at home around in the neighbourhood. So please share ur experiences likes/dislikes abt the same.
The prices for these seemed very high we want to find something under/abt 430K max. Has ur house appreciated if u live in these communities?wht % bargain do u think is possible in todays market for a ground up house?
I live in Carpenter Village next to Magnolia and Olde Carpenter. I have toured homes in both of those and really don't care for OC. The lots are postage stamp size and the homes don't even have screen porches (can't recall if Magnolia has screen porches or not). You would be much better off IMO buying one of the resale homes in CV. You'd get so much more for your money. Looks like a lot of cut corners in OC. Not a lot of standard features. A 3500 sqft home in OC has less usable space than a 2700 sqft home in CV. You could definitely find something very nice in CV for $430.
Both share the pool with CV. I've really enjoyed the pool. Some residents are a little wary of these new developments being added to the pool population. We'll see. On most days the pool can easily handle the additional traffic.
CV has lots of playgrounds, but I'm not sure if those are available to OC or Magnolia (or whether they have their own or not). Carpenter Elementary also has a nice playground.
Don't forget that the library is right there as well. We had our 2 and 4 yo nieces over yesterday and took them to the library and they had a blast. Very kid friendly. I am an avid reader and having the library right there has saved me a ton of money. No more paperbacks from Barnes and Noble.
The commute to RTP is awesome. We liked Bedford a lot, too, but ultimately the commute was our deciding factor.
Weston Oaks or Magnolia does not anything under 500K. Olde Carpenter you may find little over 450K. Another choice may be Providence Place or Twin Lakes. My 400 plus or minus clients ended up buying in these communities.
