Have you tried checking craigslist? I'm sorry, I am not familiar enough with rentals in Durham, but I am sure there are some in those neighborhoods, and they seem to be decent areas.
I know that in downtown Raleigh you almost have to drive around looking for signs to find some of the available rentals. This might also be the case in the downtown Durham area as well.
500 N. Duke is a condo complex but owners do sometimes rent out their units. Maverick Properties in Durham tends to represent a lot of owners when they sell; you might try giving them a call and asking if they know of any units coming up for rentals. (Tamara Hayward handles most of their residential listings.)
Craiglist would also be a good place to watch for.
In terms of W-H and Trinity Park, try signing up for the neighborhood association listservs. Rentals usually get listed there rather than through brokers, etc.
For that matter, the saw about Watts-Hillandale is, all the houses worth buying are listed on the listserv as FSBOs (and disappear quickly.)
