Cary New Home Prices (Harmony: how much, home builder, neighborhood)

We are considering moving to Cary, NC and want to buy a new home in Cary. Need about 3500sqft and are willing to spend upto 450k.
We found a few homes by Pulte that fit this criteria. (3300sqft listed for 470k)
My question is given the slow housing market conditions, how much margin for negotiation does Pulte or any other new home builder do for homes in Cary?

It seems a terrible shame to pay that much for a builder like Pulte. You should be able to find a much better home for that much money if you can be flexible a bit to size, location or age.
I will suggest that at $450K you will find far better construction quality and customer service with one of the area's MANY local custom builders.
There is plenty of inventory in your price range and I personally wouldn't feel ashamed at all to offer $450K against an asking price of up to $500K if the home were complete and sitting.

If you are going to shell out $450k then you need to go with someone other than Pulte. There are plenty of other builders in the Cary area that will give you much better construction for that price. Do the research and think that if it's on the market in Cary for a while then there is probably a reason. From what I understand Cary is still pretty warm as far as housing goes...or I could be wrong.
Pulte builds an affordable product and is fine for the starter home level. However, in the $450-$500 you are a bit more into "move-up". You might find more value going with a different builder.
If you're looking for a custom home neighborhood in Cary, try The Park at Langston. They have several new homes available in your price range. When we drove through there, we loved the look of the neighborhood, especially since no two homes are the same. Lots of trees and nice size lots, plus very close to some really good schools.
It is probably going to be much harder to find a 3300sf home from a custom builder in Cary in that price range. I do agree that there are some better builders out there, and because of market conditions in other states they are a little more willing to work with you now then before. I'd look into John Wieland, Drees, David Weekley, or Shea. In that range. You might even be able to find something from a 1st American. But, for most people it is all about location, so if the Pulte neighborhood is the one you like best, every builder has to build to certian guidelines. See if you can view some home under construction first to see how they are building.
The Pulte Homes in Cary are in Harmony. I believe the smaller homes start in the mid-300s and the mid-level homes are in the $400s. But I have to echo everyone else here. There are much better houses you can get in Cary for the mid-$400s. If you have your heart set on brand new construction, you probably won't get much land though. If you go even 5-10 years old, you'll get more land and a great house (around 3,000 sq. ft.).
