And assuming that your question is which towns close to the Triangle are poised to boom as bedroom communities for folks working in the Triangle region, I would order your list like this:

1. Pittsboro (first because of Chatham Park)
2. Clayton
3. Mebane

all the rest way down here in a tie:
Butner, Creedmoor, Franklinton, Youngsville, Angier

Yeah, as a bedroom community for Raleigh-area service jobs, not RTP professional jobs.

Many of the area's patchy development patterns can be explained by where water service has been available (or, conversely, by protected watersheds). Once I-40 opened to the southeast, it really sped up commute times to the southeast. Clayton happened to win, since it had water pipes near 40 -- fed via Johnston County's intake down by Selma.

(Yes, Raleigh has a backup water plant on Lake Benson, but it doesn't supply much water.)

Clayton also had the advantage of having a state highway run thru it. It’s about the same distance from DTR as other exurbs like Wake Forest and Fuquay-Varina. I knew people moving out there decades ago for “more land” or to be closer to the beach (many had their own or family beach homes).

Voted Clayton . Not sure if any of have driven through that north east Clayton area a little outside of the city limits , right in that pocket south of Wendell and southeast of Knightdale , but lemme tell you , it is BOOMING with residential . New construction all over . And that’s just ONE pocket of booming growth in the Clayton area . I won’t even mention west Clayton . The answer is here is def Clayton .

And Mebane is definitely that Triad. Let’s not be silly here folks.

Mebane is partially in Orange County. Is Orange County the Triad now?

I think people have convinced me to change my answer from Pittsboro to Clayton

Mebane is no more the Triad than Angier is the Triangle. I think both are outside the larger regions, but Angier is technically in Fayetteville's MSA. The question was about which towns OUTSIDE THE TRIANGLE are poised to have the brightest future, so it is irrelevant whether Mebane is Triad, Triangle, or somewhere in between. For the record, my vote is for somewhere in between.

Oh, that depends on the timeframe. Chatham Park will dwarf what is going on in Clayton. All these responses are very Raleigh-centric instead of Triangle-oriented.
