Just happened with a house a block away, and I'm simply curious. Okay, I'm nosy.

Is there any way to find out what happened?

you can ask the owner or call the agent.
most common is the buyer cant get financing.

Call the listing agent. They'll probably put a positive spin on it... but they'll give you a reason.

If the Buyers backed out due to things that they found out during inspection would the Realtor and/or Seller have a duty to disclose that? With due diligence fees being so high, I hope that they would so that someone else doesn't possibly lose their DD fee if they do not make the repairs after they found out.

If it is something structural or any of the items that are listed on the disclosure statement the sellers and their agent are required to disclose it or the sellers can opt to fix it prior to trying to resell the property.

When I was looking recently, they told me a lot of folks couldn't get financing once their offers were accepted. That seemed to be the major issue. People had a lot of personal debt such as credit card balances.

I believe that worked well in our favor. We made a below asking price cash offer. They countered my low offer. But I was almost at my available cash limit. I countered with the seller hold some financing and I would gladly agree to their new asking price. They rejected my counter. In the end I got the place for my original offer. The agent said the no hassle cash deal was what sealed the deal, even if they didn't get the price they wanted. I hope they are satisfied. Because I know I'm very happy living here.
