right now, the US1/421 intersection in Sanford is 35 minutes to the airport.

Triangle Brick (parallel to Shearon Harris) is 27 minutes to RDU.

That's the same distance as Knightdale to RDU

there's a couple of sizable tracts within 5 minutes of US 1 between those 2 for sale. There's even a school in Moncure that's K-8 and very few students.

The Sanford City Council has approved an annexation request by two local LLCs for 43 acres in the northern part of the city near where U.S. Highway 15-501 and U.S. Highway 1 intersect. The firms that made the request are Raccoon Path Holdings and Truesdale Capital, run by local businessmen Bobby Branch and Jason Truesdale, respectively.

In addition to the annexation request, the development team is looking to rezone the land to allow for construction of multifamily housing with accompanying commercial development. During its meeting on Dec. 21, the Sanford City Council held a public hearing on the rezoning and then referred the matter to the planning board.

"Staff does recommend that the zoning map amendment be approved given the location and subject property along a main corridor into the city that is transitioning from industrial to a mix of uses as the city continues to expand in this area," said Thomas Mierisch, a planner with the city, during the public hearing

I live where 15-501 and US 1 intersect so this is probably across the
street from me.

Plans were presented for a new residential development called Midtown Village South during a public hearing Feb. 15. The sprawling development would include 905 new residential units spread across 288.4 acres in the eastern part of the city along Colon and Lower Moncure roads.

The development team behind the project sought annexation into Sanford – which was approved – and also a rezoning of the land to allow for a mixture of 170 townhomes and 735 single-family homes with varying lot sizes, according to plans submitted to the city.
