Carthage, long the county seat, has nevertheless remained one of Moore’s smaller municipalities, but these days the town is squarely in the crosshairs of developers.

Fresh off approving what could be a massive redevelopment of the Little River golf course into a new planned community, the Carthage Board of Commissioners on Monday heard tentative plans for yet another large subdivision off U.S. 15-501.

The nation's largest homebuilder just made a huge purchase in Lee County.

An LLC addressed to D.R. Horton Inc. (NYSE: DHI) purchased over 426 acres in Sanford for nearly $32 million, according to a deed filed April 19. The land sits along U.S. Highway 1 about 10 minutes north of downtown Sanford.

The deed lists the description of the property as Phase 1A of the Galvin's Ridge subdivision, which is D.R. Horton's first community in Sanford. In December, the company purchased 95 lots within Galvin's Ridge for over $5.4 million.

It's unclear how many homes are planned within this most recent $32 million purchase, as a D.R. Horton spokesperson declined to say how many lots are being planned on the newly acquired land.

I live about three miles from the Galvin's Ridge subdivision
will be. They have been working on it for over a year already.
Clear cutting everything, such a waste!

I thought this article was funny. I quoted this one lady in the article. Moves to Sanford because its affordable and they can get a huge house on a huge lot... but she is complaining about lack of suburban amenities and pushing for them to come. There is a reason I dislike most transplants to Zebulon. They always want to change the town and its character into more suburban take. This lady should have stayed closer to Raleigh, taking advantage of cheap homes on large lots but wanting the suburban amenities and such that will transform the character of the town. They want it all. Could have stayed somewhere more suburban but nope they want it all.

“We miss typical suburb shopping like Target, access to higher quality restaurants and having that younger, upbeat vibe. Admittedly, when we go to a fancy dinner or have a date night, we find ourselves driving to Southern Pines or Raleigh … although as a native Californian, Sanford’s taco establishments are excellent,” Riley said. “But I foresee a lot of changes on these fronts.”
She said she’s looking forward to more boutiques, restaurants, breweries and activities in Sanford and is already seeing signs of growth in downtown Sanford. She hopes Sanford’s amenities grow to suit the new population.

Sanford is growing way too fast and I don't know of many
people that like it? Someone told me the other day there are
currently over 9000 houses being built in Sanford and the
outskirts. It's stupid how fast it's growing. They can't even
take care of the roads they have now, what are they going
to do when all the new roads, sewer, etc are built and/or expanded?

What does downtown Sanford look like? We are looking for an older 3 bed/2 bath home on at least a quarter acre lot near some amenities (pool, groceries, putt putt ⛳?) Good medical facilities are important, we can always travel back to Chapel Hill twice yearly for check ups (chronic illness) but need a hospital nearby.

Moore County is going through similar rapid growth. US 1 should be a freeway all the way to at least Aberdeen, if not Rockingham.

There is a house like that selling currently for $260,000. There are a few more options if you ca live with a smaller lot. Downtown is being revived, and still has potential to improve.
The Lee County hospital is decent. There is a YMCA and other recreation, and the usual chain groceries.

Sanford is becoming a bedroom community of Raleigh. It's got elements of good and bad, but I believe it is inevitable. I know I've said some things in the past about Sanford (My opinions) that bothered you, I'm sorry for that. I think that the growth will bring it's share of both good and bad.

More traffic, crime, needed infrastructure, but also more amenities, places to eat, things to do, and even better roads over time. It's the same everywhere in NC, even here in Cary where I moved to. My opinion is that since it's not stopable, the best thing is to find ways to embrace it.

Already, there are a lot of better places to eat in Sanford than there were before. The Walmart now is 100x nicer than the old one, Dunkin Donuts, Starbucks, Popeyes (all stuff I avoid, but still options).

I really like the Dolce Pizza place in the old post-office, and I have always said, and still agree that Sanford has some of the best Mexican food, groceries, and restaurants in the state. It's not all bad.

My hope is that the property my daughter will inherit will go up in value by the time she wants or needs to sell it.
