Thanks for the responses.

To give closure to this thread, Artisan and I have come to a meeting of the minds and I am going with them. Initially, I had decided to go with the other company for <2k less, and notified Artisan via email and briefly explained why. To my surprise (I didn't think you could dicker with a roofing company's quote), Artisan replied and essentially matched the price of the other company, and what I wanted done on the flat roof. So, Artisan it is.

This roof stuff is really becoming a pain in my behind. One last question to any knowledgeable person:

Is it true, as per my engineer brother-in-law, that I need to wait until spring where temps are around 70 to replace the roof??

I googled, but no clear consensus.

Lord, I should just sell the house and be done with it...

Lord, I should just sell the house and be done with it...

If you need a roof, do it at your convenience. You don't need 70 degrees.
Shingles need heat to seal properly, but when properly installed, they will be in place until they warm and seal.
Likewise with any peel-and-stick, ice and water shield product.
Typical installation methods are the same and appropriate year 'round.



If you lose your roof between now and spring, it will be a really nasty storm. I wouldn't wait for warmer weather for a roof.

Thanks Mike, that was what I wanted to hear from someone with experience in this kinda thing.
Brother-in-law did give me pause, as he is a civil engineer and is in charge of building things, but he's not always right about everything, contrary to his opinion.

What is weird, is that before I posted here on CD with this question, I dashed off the same question to Artisan... and got the response that they were 'checking with the supervisor, and would get back to me...' Um, huh? Haven't heard anything else as of now.

I'm almost thinking to abstain from the new roof if the powers that be/the joker in the sky are against it. There is a chance I will be selling the house next year; the decision depends in part on a partner that may be relocated but will not know for certain until mid/end of 1st quarter 2022. I am still inclined to replace the roof cause I am a cautious sort, but it will be money thrown away if I have to leave cause it will sell--- no matter what I do to it--- as a tear down due to the age and the fact that almost all the original houses in the hood are being torn down to build 1mil plus homes. People from the northern climes are coming in with bags of cash and they want big and beautiful.

Still, I'd rather be safe than sorry...

I wouldn't sweat the $9K for a "what if" when you're getting peace of mind. You don't seem like the type to get mad at yourself over 1%.
