He talks a bit about new construction in that video. I’m not sure materials and supply chain disruptions clearing up will change things that much. I’m sure there is some smaller percentage of homes that haven’t been started by the big builders due to that, but until more subdivisions are underway, there won’t be any real increase in new houses being built. It takes years to get a development going.

I do think that there is a need and desire for more high rise condo buildings downtown. There seems to be a glut of apartments planned, but less of the former.

There’s a need for all types of housing. I haven’t see any figures specific to this area but I’d be surprised if there was a glut of apartments. Nationwide there is a serious shortage against historical vacancy rates, which is also part of the problem. And I’m does look like they overbuilt Class A apartments starting in the early 2010s, peaking the vacancy rate in 2016, so I imagine that means less were underway heading into 2020 nationally.

I guess I could sell my townhouse and move back up to Boston. I'd probably have enough to put down a very good down payment on a decent house there haha
