My bet is the latter, Sydney.
Does anyone know the ROUGH difference in pricing between vinyl, hardiplank, brick, and wood as a siding option?
In California, many new homes are stucco - I am curious as to how that compares, too. I do miss spanish-style exteriors out here, but understand that the Spanish influence isn't exactly as prominent here. There is one community over off 54 in Durham/Chapel Hill that has stucco homes I remember...forget the name, though.

If I remember correctly, we had some issues with stucco. Seemed that it was disinagrating. NC contract says if you have stucco, you must disclose it. Sorry, wish I could remember more.

Areas of the homes were rotting away beneath the stucco. I think there was a class action suit, and most of it was replaced. I think the issue has been addressed, and the stucco used now has ventilation...what was used before did not. Moisture got trapped behind the stucco, and that's all she wrote!

Interesting...makes sense maybe with the more humid climate - most of the places where stucco is prevalent are dry climates - Southwest US/Texas.

Only EIFS stucco though. Had a friends parents that had to replace the exterior to the studs...costly to say the least.
Vinyl siding is fine, not optimal, but fine. The product price is similar to fiber cement, but the labor is far less intensive.

That was precisely the problem. Now they use a different type of vapor barrier, but I think people are still leery of it.

Are there any builders now using stucco? I don't remember seeing any.
As for the vinyl...we used to not like it down here. It seemed that alot of people from up north did like it. Some of the more expensive neighborhoods, like Heritage, won't allow builders to use any vinyl.
Sacredgrooves, what issues do you find with vinyl?

If you buy stucco, check w/ your home owners insurance agent first. We almost bought a stucco house in Oregon and some insurance companies at the time ( 3 years ago) would charge you more regardless of the type of stucco you had, other insurance companies only charged if you had the kind that tended to let moisture in. Not sure about here in NC, but I would think this might be national as insurance companies usually limit liabilities as much as possible.
Edit: aren't those monster mcmansions on Ephesus Church Rd beside Creekside Elementary stucco? It's that gated community that the guy who owns the Sienna started. Can't believe I've forgotten the name. UGH. Too late, must go to bed.

The issues were with the new stucco over blueboard (Styrofoam) technique. There are plenty of old style "hard" stucco buildings up and down the east coast that have lasted 100 years or better. The old fieldhouse at Kenan Stadium is a prominent example. There are also plenty of Spanish style homes in Pinehurst/Southern Pines.
