Well this will be an unpopular answer and I personally wouldn’t use them...but isn’t this scenario exactly why some folks are using open door/Zillow/Mark Spain so that you have a specific closing date and you can rent back your house temporarily while moving and you don’t need a contingency offer because you have a contract. You will pay higher fees...yes.

your offer remains contingent upon closing that "guaranteed offer".

If you're either:

1. unable to be approved for and obtain "bridge financing" (and it's not easy)
2. too risk averse to commit to the bridge loan
3. have excess equity, after the expected downpayment on the new house

then those are decent reasons to use a "guaranteed offer". It will cost a good % of your home price (5% - 15% higher than a "traditional" method) but it IS lower risk. I'm not sure which one of them will take a delayed closing (90 days) though to allow you to find a home.

Terribly sorry. If it was more recent I would of had a different answer After all, any competent RE professional knows that every few years the definition of things like "contingency" completely changes to mean something quite the opposite

The larger issue is a forum that is so stale that Abe Lincoln's posts are still available. Been on various forums for well over two decades, and have yet to see another one like this. If a user opens a page on an active post, and responds to something that is a decade old, not many are thinking "hey I better double check if this is a fossilized post from back when Carter was president. I would hate to get gramp's depends in a twist over THAT grave faux pas.
