Well, we are looking up to about 160K. We have 2 kids and the daycare is absolutely killing us, now if we had that money we could easily affored a 2K a month payment. We would love a payment under 1250. I know I may be dreaming here....

I've seen some nice looking older homes in Cary for under $160K. They are smaller homes, but they have some nice lots and nice mature trees. I know it is still a haul to UNC but Cary is closer than Southeast Raleigh. Scour the lisitngs every day. You can find nice homes in Wake County for $160K but the best ones move fast.
I agree with the pp about checking out SW Durham. There are a lot of people in the area that work at UNC. I'm sure there's a good selection in your price range.
I don't know if this would fit your needs because you have children... but there are the townhomes at cole place in chapel hill. There is not much of a neighborhood, but they are brand new, many have SS appliances, a great floorplan, and there are 3 bedrooms available. You would get 1550 sqft for about 175K. The HOA dues are 60 a month. There are mostly married grad students, a few families, and older retired folks. It would be a great way to have a 10 minute commute and pay Chatham county taxes as opposed to Orange county's.
Also, maybe check out Powell Place in Pittsboro. That would give you probably a 25-30 min commute (but no traffic really) and it is an actual neighborhood. I think you could get a smaller detached home for around 185K. Then there are also townhomes there that are cheaper. If you do a search and think it is within your price range...definitely go take a look, it is a pretty neighborhood. Good luck with your search.
