Anyone have any experience (good or bad) with K Hovnanian or Centex? I'm new to the area and like some of the styles I've seen but don't know how to distinguish one builder from another.

I've sold houses built by both of these builders. They are large "production" builders. You go to one of their neighborhoods and choose 1 of maybe 6 plans. You then choose 1 of 3 different elevations (fronts).

You need to know what are the standard options and what will cost you more to determine the cost of your house.

They will negotiate. Take your buyer's agent with you. She will save you money and never cost you a dime.

Centex has some of the best customer service skills. I am having Centex build me a weekend house near the coast.

Thanks Vicki. I heard KB Homes was good too but don't see them building anything in the areas I've been looking at.

I'm not a fan of KB homes for many reasons.

I *almost* bought a Centex home before I found the one I did purchase. Anyway, a friend of mine told me that some Centex homes are having problems with cracked foundations. They have a slew of engineers trying to figure out what the problem is. Just a heads up.

One of our friends noticed her hardwood floors were coming apart (splitting) and it was a result of a cracked foundation.

There are quite a few threads about builders on this forum. You can do a general search or be more specific by putting "Centex" or "KHOV" in the search box. BTW, I live in a Centex home and am very satisfied. They were recently named one of the top builders in this area by JD Powers.

The soil here is very poor clay and soil subsidence cracks many foundations.

Not many builders sink pilings as was routine when we lived in LA.

I know you keep saying this but I have NEVER seen a cracked foundation in any of the houses that I have listed or sold in all the years that I have been in Real Estate.

I have NEVER had a friend or anyone that I know that has had a cracked foundation.

I have asked at my office and not a single Agent that I have spoken to knows anyone with a cracked foundation or any type of soil problems.

I'm sure there is someone out there that has had a cracked foundation but is this first hand knowlege that you speak of or something that you have read? How often does this happen?

I'm really curious about this.
