I am getting confused by all the choices out there. Don't want to waste a realtor's time yet because we aren't even sure if we are going to move here. I'd like to narrow down my choices though if we do. I'm looking for a home under $325,000 that can be built any time except between 1970-1990. Must have a yard and be close to a shopping mall with variety of nice stores. Must not be close to any crime-filled areas. Would love older charming home or new/newer quality home that won't suffer in value if we have to move again in a few years. Any ideas? Thank you! You guys are wonderful.
Meets all of your requirements - mostly newer construction (post-2000), family-friendly, near the nicest mall in the area (Streets at Southpoint), low crime rates. Lots are around .25 acre on average for a home of the value you are describing.
Neighborhoods that come to mind are:
Fairfield
Woodcroft
Woodlake
Grandale/Grandale Place
Lakehurst
Hope Valley Farms/Green/Forest
Auburn
Wellington Forest
Lyons Farm
Brightleaf at the Park and Ashton Hall are in SE Durham and close to Brier Creek shopping - both have great options for new construction around the 300k mark.

I second Woodcroft. Just bought a 3200 sq. ft. house there for under 300K. It was built in 1985, has beautiful woodwork and lots of thoughtful built-in extras. Checked the crime rates for the area and they are very low. It's almost walking distance to one shopping center and less than 5 minutes' drive to Southpoint. Last time I checked the RE listings there were quite a few comparable homes for sale at 300K or less within a mile of my new home.
Good luck with your search, there are lots of homes in the neighborhoods that Sneezecake listed that fit your criteria. One thing to keep in mind - many of the homes built during your preferred timeline have Masonite siding (if you're not familiar with the issue just search for it on this forum, there's a LOT of good info here). My new home has it on the back side only and several boards need to be replaced, but that wasn't a dealbreaker. Just something worth checking out thoroughly if you find a home that has it.

Thank you for the help. You guys are amazing! What about older neighborhoods with charm? Are there any with low crime that would have a home for under $325,000?
