Well we have been house looking and really like Perry Builders and was wondering on their structure warranty. One, How long is it, and is it transferable? Any input would be appreciated since we are looking at one of their houses. Also do they take care of the structure warranty or does an outside firm take care of it?

Builder may be in trouble and, if so, warranty may only be useful if printed on Charmin.

I'd ask Perry Builders to see a copy of their structural warranty - it should clearly state who will be servicing them and what "defects" will fall under the warranty coverage. Historically warranties are transferrable - but I'd double check that as well.

Many of the builders offer a 1 year warranty that they personally cover. It can include items such as caulk cracks in trim work, nail pops, etc. Applicances, hot water tanks, HVAC systems, etc. usually have their own manufacturer's warranties.

Structural warranties tend to last 10 years, and IIRC, are underwritten by a 3rd party. If the builder makes a structural error, they are on the hook for life. If they go out of business/refuse to repair , there is a recovery fund available from the state that all contractors pay into with every permit fee. You may not recoup all of your loss this way, but should get most of it reimbursed if it ever came to that.

look at the fine print...you may want to look into a rider that covers foundation failure due to expansive soils. i work for a foundation company and most issues are not covered.

The one year warranty is very important because structural warantees are very limited in what they cover.

I was just curious on the structure warranty as my husband can do alot of things around the house for us. He and I are concerned about structure as anyone would be if a builder is in trouble.

The link below is Perry Builders', and many other builder's, 10 yr. Warranty company. I believe QBWs underwriting is by Liberty Mutual but QBW handles all the claims. To my knowledge though there has never been a QBW claim for a Perry Builders house. They are usually over engineered from soils to roof. I believe QBW requires engineer sealed soil reports for all their insured homes. This is above and beyond code requirements generally. In the case of expansive, loose, plastic, problem soils, etc, etc, etc. . . I believe QBW requires engineer sealed documents for remedy.
