We are in the process of selling up north and heading to NC. We currently are in the process of selling our 8 room colonial. We RARELY use our living room or dining room. I told my husband I would prefer a house than may not have a living room or dining room but rather bigger more usable rooms. He says the number of rooms is a selling feature. I would assume we would have either a dining room or living room but I am not convinced we need both. Curious to hear others thoughts......

I think, based on the people I have shown houses to, the majority WANT a dining room (even though they may not use it all of the time, they like having it). I have seen many more builders take out the formal living room and replace it with an office like setting, or a bigger family room. The things I have noticed that people are really looking for:

Large family room
big kitchen with eat in area
dining room
office
mudroom/laundry area entrance from garage
media room (or a bonus that could be a media room)

People have lots of "stuff" now a days. The larger family room is appealing, and the formal living is not so much. More people are either working from home or want a space that is just for the computer so that it can be closed off when needed. The difference between the formal living room and an office is usually glass doors enclosing the space!

Our homes are priced dollar per square foot.

For example...you have a 1500 sq. ft. home with 3 large bedrooms and your neighbor has a 1500 sq. ft. home with 4 smaller bedrooms. Price would be the same. Different buyers, different needs.

Make sense?

We HOPE to be moving in about three months.
The wife wants her type home.
Me?
I don't care if I have a living room OR dining room.
For the past thirty some years it seems the MEETING rooms in our one bath / small kitchen home...............were exactly those. The wife and kids held their most important summits there. The bathroom and kitchen.
I WANT FIVE BATHROOMS (even though it will be just the two of us) AND THE BIGGEST KITCHEN POSSIBLE.
