Aging mom looking for another home in Raleigh area (real estate, condos)

I'm in Syracuse, NY, but my Mom is in the Raleigh area. She's 81 years old, just as sharp as a tack and still drives well, limiting herself sensibly to daytime. But she lives out in a suburban development and is beginning to think about where she might best be should she lose the ability to drive safely. So I'd like to learn two things from folks here:
1. Is there a neighborhood anywhere in the Raleigh area where she could live in a safe, walkable community, one where she could walk to basic services and public transportation? Having things close like a grocery story, drug store, restaurant and/or cafe, library, a movie house, a senior center... would be great.
2. Can anyone recommend a real estate agent who would understand her needs and help her find the right place?
Actually, I'm working with a couple clients right now who are considering these needs for themselves. We are looking at Active Adult communities (age restricted) as well as non-age restricted condos and townhomes that are maintenance free. What part of town is she in now? Does she want to find something close to where she is now, so that she can maintain her friendships and relationships with people near her, or is she looking to move to another part of the Triangle area?

I am not aging, but would also like to know which communities offer resources in walking distance and/or good public transportation. If you didn't have a car, which area of the Triangle would you want to live in?
